If you’re looking for ways to keep your garden watered without wasting too
much time and money, you’ve probably gone through a lot of options in your
mind. Maybe you’ve considered a sprinkler, a hose, or a good old-fashioned
watering can. All of these methods might be convenient, but most of the
time you will end up wasting water on plants that don’t need any more. If
you live in a drought stricken area like I do, you know that every bit of
water counts. I ended up getting a drip irrigation system. I haven’t
regretted this decision at all.

When you install a drip irrigation system, you can choose one of two
varieties: above ground and below ground. The above ground version drips
small amounts of water continuously onto the ground, and allows it to soak
in. It is all regulated from a pressure controller, which ensures that the
water just comes out at a drip instead of a spray or a stream. These
pressure regulators are very inexpensive. The whole drip system can be set
up with a pressure regulator and a garden hose with holes poked in it
(although it is ideal for you to get a pipe designed for this type of use,
I’ve found that the hose method works acceptably).

The underground system is a bit more of a pain to install and maintain.
But if you’re really into the aesthetic aspect of your garden and don’t
want any visible watering system, then you might consider it worth it.
It’s essentially the same as the above ground version, only a small trench
is dug for the hose or pipe prior to any planting. This allows the water
direct access to the roots for the most watering efficiency. Plus, you can
impress your neighbors by having a beautiful garden without ever going
outside to water it! They’ll be baffled.

To choose between the two systems, you need to take several things into
account. Do you have the same plant layout year round? If it is always
changing, you probably won’t want to bury your hose. It can be a pain to
dig it up and re-align it with all your new plants every year or so. Even
if your plant layout never changes, you need to consider how much you
really mind seeing a hose in your garden. If it really bothers you to the
extent that you’re willing to work for a few hours to get rid of it, then
by all means bury it. But otherwise I would suggest staying above ground
if for nothing else than the convenience of repairing and rearranging.

One of the main advantages of the drip irrigation system is its
efficiency. Instead of spraying large amounts of water willy-nilly like a
hose does, it makes the most of your precious water by putting it exactly
where it is needed. It can also provide your garden with constant
watering, instead of just having to go thirsty whenever you’re not around
to water it.

So if you’re looking for an easy, cheap, convenient, and efficient
alternative watering method, you should go out to the gardening store
today and purchase the necessary items to install a drip irrigation
system. I think you’ll be surprised at how much easier it is to maintain a
garden after you have it.

Fire places are root causes of many fires every year. It is not that they are directly responsible for this, but it is for up to us to take precautions that will prevent fires from breaking up due to fire places. There are certain precautions and in fact some instructions to be safe from fires due to fire place. Compliancy to these simple instructions prevents you and your family from the hazards of fire.

The first step to take is to get rid of all the junk near the fire place because than can facilitate fire to catch and spread. Who doesn’t love the warmth provided by the fire place but neglecting certain things which has potential to cause fires is not a good idea either. A fire place can quickly become a fire hazard if proper care is not taken. Proper care should be taken to keep things like paper (mainly newspapers), kindles and firewood at a distance from embers which are burning. Protecting the fir place with a screen is a great way to stop the embers from flying off and outside the fire place. When installing a protective screen, make sure that it does not have big holes allowing ambers to still come out.

One of the most neglected components of a fire place is the chimney. Home owners rarely look back at the chimney once installed. But this is not a good sign and is a potential danger in causing fire hazards. One should make it a routine to clean chimneys on a regular basis, say at least once a year. It is a common sight to see birds making nests in the chimneys during the spring and summer seasons. However, this usually goes unnoticed and home owners take this lightly which could prove to be a costly proposition in terms of both life and money. What these nests do is they not only block the chimneys causing smoke to return to the fire place but also could catch fire themselves which could turn into a big fire. Also, it is noticed that over a period of time, if the fire chimneys are not cleaned regularly a combustible substance called creosote is formed in the chimney which is once again a big fire hazard. For all of the reasons mentioned above it is a good idea to clean the chimneys every year.

One should also be mindful about how much wood one is burning. It is not a good idea to burn lot of wood at once in the fire place. A small fire can exaggerate into a big fire within few seconds if the wood is dry which can be beyond the control. That is why it is wise to burn few logs at a time rather than overloading the fireplace. Also, keep in mind not to burn anything else in the fire place apart from regular wood or a fire log especially manufactured for fire places. One may be tempted to put newspapers or even trash in the fireplace, but they can light up a big fire pretty easily. So, think smart and act smart when it comes to fire place.

As always, fire extinguishers are life savers and having them handy would prevent many small fires from turning into a big blaze, no one has time to search for it when a fire occurs, so always keep it handy. Not to forget, fire smoke alarms are a must when you have a fire place. They can be life savers too. But, one should also take care of the fire smoke alarms as they do with their fire places. The fire smoke alarm batteries should be regularly changed to make sure that fire smoke alarm works when needed. The ideal scenario would be a smoke alarm which is electrically wired into home wiring and is always on.

One more important thing to remember is to keep children away from both the fire place and also fire in case if one breaks out. Also it is not a good practice to leave the fire marooned. Make sure that the fire has completely seized in the fire place before retiring to bed. Thus, following these simple precautions ensures a safe and warm experience with fire places.

A great way to spice up your garden is to add a water feature. These can
be both soothing and aesthetically appealing. I’ve found that there’s
nothing more relaxing than sitting on a bench next to my garden and
listening to my fountain while I read a good book or do some studying.
Putting in a water feature is fairly easy and relatively inexpensive, and
will add immensely to the pleasantness of your garden. Also, the
maintenance level is minimal.

Usually, people install fountains for the benefit of the natural ambience
it provides. For some reason, being around a gorgeous scene of water gives
you a positive energy. This is also good if you practice Tai Chi or some
form of yoga or meditation. The constant drone of the water is exactly
what most people need to concentrate on what they are doing. Even if
you’re not into that kind of stuff, just being in a garden with a fountain
has a sort of meditative quality to it, even if you’re not trying to do
so. I recommend it to anyone.

When you first decide to put in a fountain, you need to put great care
into picking out one that will go well with the rest of your garden. If
you have any other decorations, you want to consider if it goes well with
your motif. Does the fountain you’re considering stand out in your garden
like a sore thumb, or does it look like it was meant to be there? If
you’re like me, you can’t naturally tell whether the fountain will be a
good addition to your garden just by looking at it. So my solution was to
bring my sister (a natural at fashion design and that kind of stuff) along
with a picture of my garden to the store. I was able to get her expert
opinion, as well as see for myself what it would look like. By doing this
I was able to pick a beautiful rock fountain that goes marvelously with
the rest of my garden.

However, I still had a slight problem with supplying my fountain with
power. You see, my garden isn’t very close to my house. I thought it would
look pretty tacky to run an extension cord across my yard, so I had to
come up with another solution. I discussed my situation with a Home Depot
employee, and he quickly found me the exact solution I needed: an
extension cord meant for being buried! All it took was a few hours of
digging a small trench across my yard, and I had power to my fountain
without an unsightly cord running across my yard. After I got over this
little hitch, my fountain plan went beautifully.

So if you’re looking for a way to make your garden a more classy and
beautiful place to be, I hope you consider installing a fountain. The
whole process is surprisingly inexpensive, and I think that you will be
very happy with the results. Having a fountain in your garden is not only
soothing, but it also adds a lot of character to an otherwise bland
garden. Remember, gardens are not just for giving us vegetables! A garden
is a place to go when you want to retreat from the outside world and dwell
in your own thoughts with no disturbance.

If you’re thinking about starting a garden, the first thing you need to
consider is what type of garden you will have. There are many different
choices and often it can be hard to pick just one, but hopefully you can
narrow it down. But by narrowing it down, you’ll make the gardening
experience easier on yourself and the plants. If all your plants are
similar, then it shouldn’t be very hard to care for them all. So here are
some of the main garden ideas for you to choose from.

If you’re just looking for something to look nice in your yard, you’ll
want a flower garden. These are usually filled with perennial flower.
Perennial flowers are flowers which stay healthy year-round. They’re
basically weeds because of their hardiness, only nice looking. Different
areas and climates have different flowers which are considered perennials.
If you do a quick internet search for your area, you can probably find a
list of flowers that will bring your flower garden to life. These usually
only require work in the planting stage – after that, the flower take care
of themselves. The only downside to this is that you don’t have any
product to show for it.

Another choice for your garden is to have a vegetable garden. These
usually require a little more work and research than a flower garden, but
can be much more rewarding. No matter what time of the year it is, you can
usually find one vegetable that is still prospering. That way you can have
your garden be giving you produce almost every day of the year! When
starting a vegetable garden, you should build it with the thought in mind
that you will be adding more types of veggies in later. This will help
your expandability. Once all your current crops are out of season, you
won’t be stuck with almost nowhere to put the new crops. A vegetable
garden is ideal for someone who wants some produce, but doesn’t want to
devote every waking hour to perfecting their garden (see below.)

One of the more difficult types of gardens to manage is a fruit garden.
It’s definitely the most high-maintenance. When growing fruits, many more
pests will be attracted due to the sweetness. You not only have to deal
with having just the right dirt and fertilizer, you have to deal with
choosing a pesticide that won’t kill whoever eats the fruits. Your fruit
garden will probably not produce year-round. The soil needs to be just
right for the plants to grow, and putting in another crop during its
off-season could be disastrous to its growth process. If you’re willing to
put lots of work into maintaining a garden, then a fruit garden could be a
good choice for you.

So now that I’ve outlined some of the main garden types that people
choose, I hope you can make a good decision. Basically, the garden type
comes down to what kind of product you want, and how much work you want to
put into it. If you’re looking for no product with no work, go with a
flower garden. If you want lots of delicious product, but you are willing
to spend hours in your garden each day, then go for a fruit garden. Just
make sure you don’t get into something you can’t handle!

This is the age of information. Everyone tries to gather as much information as possible. We have twenty four hour a day newscasts, online updates, and never ending coverage of everything that happens in the world. We are constantly urged to be alert, and to notice details. TV cop shows highlight the need for surveillance and record- keeping in the solving of crimes. Everyone in our society receives these “Keep your eyes glued,” messages. Everyone even includes criminals.

Although it’s a generalization, most thieves belong in one of two categories; some thieves are driven by their addictions; some are driven by a sense of superiority to everyone else. An addict is trying to feed his addictions while the other is trying to feed his own desire to outwit others. He’s the con man, the trickster, the smooth talker. This fellow can rob you blind, lying right to your face and stringing you along. He’s not the guy that will steal your toaster.

The addict is a desperate person. He’s sizing up your property to see if he can rush in, grab something quickly, and then make a clean getaway. He’s looking for a way to avoid detection by nosy neighbors, passersby, and casual observers. The best way that a thief can avoid attracting unwanted attention is by finding an entrance that is not easily seen. Some homeowners make this easy by growing shrubs or dense trees right in front of their windows. All that he has to do is get quickly behind the foliage and start working on the window. If he finds a house that has been built in a way that windows or doors can’t be seen by neighbors or passersby, in he’ll go. And out he’ll come, carrying away your TV and your peace of mind.

Another easy mode of home entry is through back laneways. Many homes were built long ago, at a time when driveways were not automatically part of the planning. Many of these homes have a rear entrance with a garage added. Not only can he sneak off with the contents of your garage, but he can also examine your house at leisure to find the best back entrance. As long as no one sees him acting surreptitiously on your property, chances are he’ll get away with the theft.

There are two things that even a strung out junkie will avoid, if possible. He’d rather not deal with dogs. Whether it is a tiny yappy lap dog, or a slavering Pit Bull who hasn’t been fed lately, dogs cause trouble for thieves. They’ll bark and run around excitedly getting their owners’ attention and clearly showing the general area where the intruder is hiding. And that’s if he doesn’t get a hold of the thief. If he does, all of his territorial instincts will kick in and heaven help the thief. Some dog owners claim that they’re not liable for any damage done to the criminal, providing they have posted a sign clearly stating “Beware of Dog.” Others say that if you post such a sign you’re admitting that you have a dangerous animal on the property. This admission may lead to charges that you failed to protect the thief from your big wild dog. Some people avoid the whole issue by erecting signs and organizing a sound track of barking.

The second thing that thieves dislike when looking at a potentially easy home entry, is firearms, or evidence of them. Stickers on the windows, which alert the robber to your membership in the National Rifle Association, may deter him from attempting entry. However, firearms are valuable, and are easily sold in the shady underworld where the habitual thief spends his time and money. If he thinks it’s worth the effort, he may watch this house very carefully over the next few days. Then, when he’s sure that everyone has left the residence he may be brave enough to go in for the firearms.

You may think that the common thief is a dying breed in this high tech, information age. But because he’s a desperate person with a powerful need for money, a determined thief can still get into your house unless you try to look at your house through his eyes. Then you must take steps to keep him out.

In accordance with the USFA (U.S. Fire Administration) thousands of deaths and injuries were caused by house fires. It is a good idea to come up with an escape plan just in case a fire breaks out in your home. This way everyone will know what to do in case a fire breaks loose in your home. You and your family should discuss and design and easy to remember plan that is informative, efficient, and speedy. Remember, fires spread quickly so you and your family should also plan to move just as quick.

Some of the topics that should be brought up when discussing a fire escape should include what every individual responsibilities will be assigned to each family member, what the two most safe escape routes are in your home (every room), as well as where to meet up once everyone is outside and safe from the fire. It would be wise to let every family member know that there will be no time to save anything, also that if possible, try to alert others by screaming loudly “Fire!” or something to let everyone know there is an emergency. Once everyone has been alerted individuals should crawl quickly to a safe exit.

Remember if you live in an apartment or some other type of residential building that houses more than one family there are alternate ways to escape. It would be a good thing to get to know where the fire exits in the building are located, to ensure everyone in the building is safe during a fire. The owner of the building or property manager should let tenants know where these escapes are located upon move in. Knowing these types of things will assist you in coming up with an effective escape plan with your family. Escape plans are not something that can be told once and it is “down packed” immediately. You and your family should practice the escape plan at least once a month to ensure that everyone is refreshed on what to do in case of a fire.

Also include in the escape plan a way to alert the local fire department once outside the burning home. Most of the time a neighbor will contact the fire department; but it is always good to have a backup plan to cover all tracks. You should include a couple of close by neighbors in the plan so they will know that if a fire breaks out they will be one of your safety resources. Keep in mind though, you should first make sure everyone escapes safely, then alert the fire brigade, do not try to stop and make a phone call during a fire because every second counts, time will be your biggest enemy during fires so it is not wise to use time unnecessarily.

One way to make an informative and easy accessible plan is to draw out a floor design. Include all rooms, doors, as well as windows in your home. Mark all escape routes and smoke alarms in the residence with vibrant colors to make certain that the family knows how, and where to escape if the fire does break out. Keep in mind that a fire may break out when just the kids are home, so it is good to discuss what they should do in case this happens. Leave telephone numbers for emergency contacts, give them detailed but understandable directions on exactly what to do, also make sure if you know that only the children will be home that there is always someone you trust there to keep a check on them just in case there is an emergency. Educating and preparing you and your family on fire safety or any other type of safety during an emergency, will lower your chances of any deaths or injuries during that fire. It may also help reduce the amount of fires that occur in your home.

As real estate markets continue to decline around the country, many homeowners are wondering what they can do to protect themselves and the investment they have made in their home. There are actually many different steps you can take to make sure you stay ahead of the softening real estate market.

One of the first steps that should be taken is to check with either your city or county property tax office to research your current tax assessment. This will tell you what the county or city states your home is actually worth. You should then compare this rate to what your home is currently worth based on current market conditions. It is not uncommon for homeowners in several states, such as in California, to discover that they are paying more money in property taxes than they should be based on the value of their home in the current market.

In some states, homeowners are actually paying up to 40% more than they should be. If you are not sure of your home’s current value in the existing market, it is also a good idea to have your home appraised to determine its current value. Taking both of these steps will give you a realistic idea of the value of your home in the current market and ensure that you are not paying more money in taxes than you should be.

If you do have an adjustable rate mortgage it is certainly worth it to consider refinancing your mortgage to a fixed rate mortgage. Before you actually refinance; however, there are several steps which you should take first. Begin by inspecting your existing mortgage documents to determine whether you will be penalized for paying off the existing loan early. While you will be taking on a new loan, your existing loan will be paid off when you refinance it and this could subject you to penalties is such a clause exists in your mortgage documents.

In some cases, you may discover that you actually owe more on your home than it is worth. This is actually quite common now among homeowners who took out exotic mortgage loans a few years ago when prices were rising rapidly and the market was red hot. Today; however, this can cause quite a bit of dismay among homeowners who are facing large mortgage payments on homes that have dropped rapidly in value. While it is anticipated that the market will begin to stabilize sometime next year, you will need to give some careful thought to whether it would be in your best financial interest to simply walk away from such a situation and try to start fresh.

Additionally, you need to consider how long you plan to remain in the home and balance out that time in comparison to the amount of closing costs you will need to pay when you refinance your home. While a number of mortgage companies advertise ‘no cost’ refinance loans you should be aware that such loans rarely, if ever, exist. The costs for refinancing your loan are typically financed in with the loan under this type of arrangement. This means that instead of paying the costs for the loan up front you will be paying interest on them throughout the duration of the loan. In addition, it is important to research any mortgage company you consider to ensure there have been no complaints filed against them before you refinance your mortgage.

If you plan to remain in your home, it is also a good idea to check your homeowner’s insurance policy to be certain that it is up to date. This can prove to be critical in the event you suffer any type of loss on your home in the future. If you live in an area that is susceptible to hurricane or storm damage it is especially important to make sure that your policy accurately reflects your home in its current state.

There are many ways in which you can find a great property for your real estate investment. The problem lies in the fact that many would be investors aren’t exactly certain what specific types of investment they wish to make. Unfortunately, the type of investing will greatly affect the type of property that will best suit your real estate needs. This article focuses on finding a great property for the purpose of flipping or rehabbing a property.

Seek Bargains

This is absolutely a necessary step when it comes to finding properties with excellent potential as flipped properties. Bargains are often sold at bargain prices for a reason. The good news is that many of these reasons are purely cosmetic and quite simple to fix. Finding a realtor that is willing to work with you for lower prices, bargain properties offer an excellent place to begin. If he or she is a knowledgeable professional you should have access to properties that would have been unavailable to you had you continued the search without the assistance of a professional.

Another great place to find bargains of this nature is to search through foreclosures, auctions, and homes that are preparing to enter into foreclosure. While not always the case, there are many in these situations that are willing to be a bit more flexible with the price. Never offer full asking price first. Start low and negotiate up. This may lose some properties but in the end it will be a much more profitable venture if you can get the properties you want for a smaller investment.

Know the Neighborhood

Before placing a bid on a potential property for flipping you need to learn as much about the neighborhood as possible. You do not want to place a family home in the middle of a retirement neighborhood, nor do you want to place a potential bachelor pad in that type of area. You also want to avoid areas that are entering a state of decline, as the rehab efforts are unlikely to achieve the profits you are hoping to receive. Instead, look for bargains in areas that are approaching some sort of renewal or have very low crime and excellent growth potential.

If you are rehabbing a home that is meant to appeal to families make sure the neighborhood is safe, has a relatively low crime rate, access to good schools, and entertainment opportunities that may appeal to families. These things will affect the price you are likely to be able to expect once the rehab efforts have been completed as well as the type of renovations you will need to perform on the property. Buying a property in an area that you know nothing about is like buying a property without an inspection-which brings me to my next point.

Get a Thorough Inspection

This is one of the most important steps in the process of selecting the perfect property for your real estate investment needs. A qualified inspection will prepare you for any problems that may arise during the course of your work on the home. These are things that will affect the amount of money you should offer on the home, the amount of money you will need to invest in repairs, and the amount of money you can expect once all is said and done.

Failing to have a complete and proper inspection can lead to disaster when the renovations begin costing extra money and time as efforts are undone in order to get to the root of the problems as you go. There are very few things that can save you the time or money that having a decent inspection can manage to save. Inspections can also make you aware of any structural problems, code problems, and other problems that may mean the difference between this property offering a possible profit or a probable loss. It is much better to be armed with this knowledge before ever making an offer on the property in question.

Realize That You do not Need to Buy the First Property You See

This is an important thing to remember. If the first property doesn’t speak to you, move on until you find one that does. This process is part science and part inspiration. If you are uninspired by a property it is unlikely that this property will suddenly take on a life of its own in order to suit your real estate investment needs. Keep searching until you find the property that meets all of your needs in order to find the perfect property for your first or your fiftieth flip.
